WHAT FEES DOES CHARLESTON HOME RENTALS CHARGE FOR ITS SERVICES?

Charleston Home Rentals performed a competitive analysis to arrive at the following fees which are based on providing the highest level of service, the most comprehensive range of services and the greatest value to our clients.

Setup fee: $0
This fee includes listing the property, inputting the property into our marketing and accounting systems and initiating owner direct deposit with our bank.

Management fee: 7% ($99 minimum)
This fee is deducted from the rent each month for: rent collection, direct deposit of rent and the handling of all tenant questions, issues and maintenance in the most responsive and cost effective methods.

Leasing fee: 50% (of one month's rent)
This one-time fee is deducted from the first month's rent for: advertising the property, showing the property, screening the tenants, lease negotiation, lease preparation, move-in coordination and paying agent commissions.


ARE FEES STILL DUE IF THE PROPERTY REMAINS EMPTY?

No. Fees are deducted from rent collected. If we don’t perform, you don’t pay.


WHEN SHOULD I EXPECT TO RECEIVE THE RENT EACH MONTH?

Rent is guaranteed by the 15th of each month or the first business day thereafter.


WHAT HAPPENS IF A TENANT DOES NOT PAY RENT ON TIME?

Charleston Home Rentals files eviction no later than the 15th of any given month when rent is not received. Cost is a $50.00 filing fee, but there is no other charge for this service. The eviction process takes an average of 30 days.


HOW ARE UTILITIES HANDLED?

For vacant properties, we require utilities to be on for showings. In between tenants, utilities will revert to Charleston Home Rentals automatically, and this cost will be deducted from the first month's rent of the new lease.


DO I NEED TO DO ANYTHING TO MY INSURANCE POLICY?

Owners are advised to purchase an additional landlord insurance policy, usually attainable from the current homeowners insurance company.


WHAT PET POLICY DOES CHARLESTON HOME RENTALS USE?

We recommend "Pets Negotiable" and our policy is $500.00 additional refundable pet deposit per pet. This policy minimizes pet rental risk to a very low level.

HOW LONG DOES IT TAKE CHARLESTON HOME RENTALS TO RENT A PROPERTY?

Filling a rental takes, on average, less than 30 days. Factors include price, condition, location and time of year.

As important as how quickly a lease starts is when a lease ends. Lease end dates largely determine vacancy time; it is our goal to minimize vacancy time for our clients' properties.


WHAT TYPE OF COMMUNICATION SHOULD I EXPECT WHILE MY PROPERTY IS LISTED?

We are in contact weekly until the property leases, and we remain available for questions and status updates once a property has been filled.


HOW DOES CHARLESTON HOME RENTALS SCREEN TENANTS?

Charleston Home Rentals diligently screens tenants based upon:

  1. Credit
  2. Employment History: A verified gross monthly income of at least 3x monthly rent is required for approval.
  3. Rental History: Timely rent payment, proper notice to vacate and property condition are all verified by previous Landlord(s).
  4. Criminal and Civil Judgment History

HOW DOES CHARLESTON HOME RENTALS HANDLE PROPERTY MAINTENANCE?

We handle maintenance in the most cost effective way possible for our clients and in the quickest time frame possible to maintain ongoing positive tenant relationships for future renewals.

Charleston Home Rentals has 24/7 maintenance.


DOES CHARLESTON HOME RENTALS HAVE THEIR OWN MAINTENANCE CREW, OR DO THEY CONTRACT OUT TO A HANDYMAN?

Charleston Home Rentals primarily uses Charleston Real Estate Repairs, LLC (licensed, bonded and insured).

Statements are available online through a secure owner portal and contain any applicable invoices; statements are also available via email anytime by request

Year-end 1099 forms are also mailed to owners as required.
