Tenant Application Process

  • Locate property that you’re interested in on our website and click “apply”.
  • Fill out all required fields.
  • Answer “Yes” or “No” to required questions and supply information where needed (i.e., cell phone number).
  • Pay application fee when prompted.
  • After submission of your application, the screening will occur within 24-48 hours.
  • Then you will receive an email inviting you to join your Online Portal.
  • Join the Online Portal and pay the deposit that is equal to one month’s rent to hold the property (only refundable for up to 24 hours).
  • Once paid the Lease will be emailed via your Online Portal for signing.
  • Electronically initial and sign your Lease where applicable and Charleston Home Rentals will do the same.
  • Please note that the move in instructions will be included with the Lease.

Our available listings cover several different neighborhoods and a wide price range. Talk to us about your lifestyle and your budget. We’ll see what’s available. Maybe you want a lot of amenities or a swimming pool or an easy commute to work or a yard for the dog. Whatever your wishes, we can help you fulfill them.

Charleston Home Rentals Screening Criteria

Income Requirements

Combined household income must be equal to or greater than 3x the rental rate

Credit History

  • If you do NOT have a credit file/score, we will manually review your application and determine whether a co-signer is needed. 
  • To be approved, each applicant (all adults who will be residing in the property over the age of 18) must have a minimum 600 credit score.

Accounts in Collection

This will be manually reviewed by our company.

Rental History

EVICTIONS 

  • Automatic denial if you have any eviction judgments within the last 2 years.
  • We will manually review the rental history if you have any eviction judgments within the last 7 years.

Criminal History: Felonies

AUTOMATIC DENIAL 

  1. Any drug possessions within last 7 years 
  2. Any drug trafficking/manufacturing within the last 7 years 
  3. Any marijuana trafficking/manufacturing within the last 7 years 
  4. Any sexual offenses within the last 7 years 
  5. Any violent offenses within the last 7 years 
  6. Any weapon offenses within the last 7 years 

MANUALLY REVIEWED BY OUR COMPANY 

  1. Any criminal mischief within last 7 years 
  2. Any other crimes against persons within last 7 years 
  3. Any other crimes against property within last 7 years

Misdemeanors

AUTOMATIC DENIAL

  1. Any drug trafficking/manufacturing within the last 7 years 
  2. Any marijuana trafficking/manufacturing within the last 7 years 
  3. Any sexual offenses within the last 7 years 
  4. Any violent offenses within the last 7 years 
  5. Any weapon offenses within the last 7 years 

MANUAL REVIEW REQUIRED 

  1. Any drug possessions within last 7 years 
  2. Any other drug offenses within the last 7 years 
  3. Any other crimes against persons within the last 7 years 
  4. Any other crimes against property within the last 7 years

Registries

AUTOMATIC DENIAL 

  1. Listed on sex offender registry 
  2. Found in OFAC/terrorist database records
